The unique aspect of this chalet style mountain home is its beautiful serene and scenic location.
The choice is yours whether you prefer to simply relax without a care in the natural quietude under the Continental Divide of the Rocky Mountains, or engage in the numerous mountain activities at your doorstep. The right combination of both is waiting for you.
Sip your favorite refreshment in the large hot tub, while enjoying the mountain views all around you. A baby grand, drums and guitar are included for the musically inclined. A large fireplace will keep you toasty in the winter, and a large ceiling fan and gentle mountain breezes will keep you comfortable in the summer. There is no need for superficial air conditioning since mother nature provides it all.
While the city of Boulder is accessible in twenty minutes for the normal amenities such as dining, theater, music, sightseeing, and shopping, - - - the town of Nederland is only ten minutes away for satisfying basic needs. Sugarloaf Mountain Rd, which will bring you to the house, is maintained year round for safe access and driving. (By the way, the route that Mapquest usually designates for you is actually twice as long as the local route.) Directions for the local route are included in the Registration materials you will receive.
Ski resorts are within ten to ninety minutes away. Mountain Lakes, fishing, horseback riding, hunting and camping are just minutes away. Be it summer or winter activities, this site offers it all.

At 8700 feet altitude sitting under the Indian Peaks Wilderness area of the continental divide (with its over 14000 feet altitude mountains to the immediat west) This house provides a true Rocky Mountain experience. At the same time it is only twenty minutes from Boulder, the University of Colorado and the offerings of Colorado's most sophisticated city of Boulder. All winter and summer sports can be enjoyed in the immediate area. Mining and gambling town are only minutes away. Rocky Mountain National Park is an easy one hour drive away. Whatever unique mountain experience you wish to have, it is available to you from this location.

The rental fee may be paid along with the deposit, but in any case must be received at least three weeks before the scheduled date of arrival.
The owner is not present during your rental of his house. Check in time is 2 PM ; check out time is 12 noon. The rate increases by $40/day for major holidays, e.g. 4th of July, Thanksgiving, and Christmas/New year’s week. Additional persons above the number for which the reservation was made will be charged at the rate of $50/day.
*Terms for refund:
Assuming you do not cancel but complete your visit, your deposit will be used to pay (at the rate of $25/hr) for whatever housekeeping is required to return the house to the condition it was in upon your arrival . The difference will be refunded. If you wish to do part or all of the housekeeping yourself, that is fine. Some people do everything and receive their entire deposit back, some do part and receive the bulk of their deposit back , and some do none. Anything you prefer is OK with me.

Cancellation Policy
In case of a cancellation, the rental fee is refundable minus one night’s charge if notice is received from you by me prior to that three week limit: is refundable minus two nights’ charge if notice is received prior to two weeks: and is refundable minus three night's charge if notice is received prior to one week. No refund will be given for cancellations within one week of the scheduled date of arrival.
